Building Performance Evaluations
What is the Purpose of a Building Performance Evaluation?
A Building Performance Evaluation assesses the condition of the building and its shell. Often the primary focus of the evaluation is energy management but it also addresses water management and any concerns with respect to occupant health and safety caused by the building’s structural condition, its indoor air quality, and its mechanical and electrical systems.
The building shell is the first line of defense for the home, serving as a barrier against the elements-wind, rain, heat, etc. and pollutants. Buildings with a good tight building shell that maintains that barrier between the occupants and the outside have many benefits including:
- Less fuel will be consumed to keep the building warm.
- Fewer repairs will need to be made due to structural damage.
- Better indoor air quality will be enjoyed.
- The occupants will be more comfortable.
- Lower operating costs, more money remains in the owners pocket.
Deficiencies such as leaking roofs, poor site drainage, damp and moldy crawlspaces, missing or inadequate insulation, damaged siding, improperly sized or leaky ductwork, aging HVAC systems, failed water heaters, and corroded plumbing are often identified during the evaluation.
